Thanks for coming over to view the property.
We are happy to proceed with the tenancy checks based on the following terms subject to ID, Credit Checks, Landlord References and Document Verifications coming back satisfactory:
- Our Landlord Registration Number is: 1234567890 You may verify using the property postcode or our registration number on the Official Landlords Register website
- We expect the tenancy to be signed on Monday 20th Jan 2025 which will be the start date of the tenancy
- The monthly rent is £1200 per calendar month, payable on the 20th day of every month into the bank account provided at the time of signing the tenancy agreement.
- No more than 4 persons can stay in the property.
- £2400 deposit + One month rent £1200 amounting to a total of £3600 is payable in advance before the start of the tenancy.
- The next rent you will need to pay will be on the 20th day of Feb 2025 and then on the 20th day every month thereafter.
- Council Tax + Electricity Bills + Other Utilities (Phone, TV, Broadband, etc) will be payable by you. They are not included in the rent. (My wife works for SKY and can send you a discount code which you can use to get 50% discount if you like)
- The Property Council Tax Band is C.
- The property has a Gas & Electricity Meter and you would need to contact an energy supplier (example Octopus) to create your account with them when you start the tenancy.
- You will need to inform the Council regarding your moving in and pay the council tax directly to them.
- The flat is unfurnished and does not come with any furniture or appliances other than the standard fitted appliances mentioned in the inventory report. You will need to source your own furniture and contents.
- We carry out a property inspection every 6 months or as deemed necessary in unusual circumstances. We will inform you in advance and arrange a suitable date and time mutually.
- There will be an annual rent review and the rent may increase slightly each year.
